What exactly IS mold?

Mold has been around for millions of years...so why is it suddenly a problem?
Mold is one of nature's oldest and most important recyclers. Long before humans walked the Earth, mold was breaking down dead trees, leaves, plants, and other organic material, returning nutrients back to the soil so new life could grow.
Without mold, forests would eventually become buried beneath layers of dead vegetation. In nature, mold serves an important purpose and is an essential part of the Earth's ecosystem.
The problem isn't that mold exists.
The problem begins when mold starts growing inside places where people live and work.
What Exactly Is Mold?
Mold is a living fungus. Like all living organisms, it requires the right conditions to survive and reproduce. The four basic ingredients mold needs are:
Moisture
A food source
Moderate temperatures
Time
Unfortunately, the average home provides plenty of food for mold. Drywall, wood, paper, carpet backing, ceiling tiles, insulation, dust, fabrics, and many other common building materials can all support mold growth when moisture is present.
The good news is that mold usually cannot grow without water. Roof leaks, plumbing leaks, foundation seepage, flooding, condensation, or high humidity often create the conditions mold needs to become established.

During more than thirty years investigating water damage, one of the most common misconceptions I've encountered is that mold is the problem.
In reality, moisture is almost always the real problem.
Mold simply takes advantage of wet building materials. If the moisture source is not identified and corrected, mold often returns even after it has been cleaned or removed.
Finding and correcting the source of the moisture is frequently more important than treating the visible mold itself.

Why Mold Is Sometimes Hidden
Many homeowners assume that if they don't see mold, it isn't there.
Unfortunately, some of the largest mold problems I've investigated were completely hidden behind drywall, beneath flooring, inside attics, crawl spaces, HVAC systems, or wall cavities. By the time mold becomes visible, it may have been growing unnoticed for months or even years.
This is one reason a careful inspection and, when appropriate, professional testing can provide valuable information that cannot be obtained through a visual inspection alone.

Mold Doesn't Stay in One Place
Although mold colonies often remain hidden, they continuously reproduce by releasing microscopic spores into the surrounding air. Those spores travel throughout a home and may eventually settle on other surfaces.
Understanding how mold reproduces—and why mold spores matter—is one of the most important parts of understanding indoor air quality.
